Buying in Regina's spring real estate market goes more smoothly when your preparation starts in winter. Choosing the right Regina REALTOR® and mortgage broker, getting pre-approved, touring a few homes to learn the market and having your deposit ready can help you act quickly without overpaying or skipping important conditions. Spring is the most competitive time of year to buy in Regina, and inventory has been tight. A clear plan protects your investment, whether this is your first home or your next move up.
The goal is not to win every home you like. It is to be ready for the right one and make a confident offer when it appears.
If you also need to sell, spring timing becomes even more important, because your sale and purchase will likely overlap. Our guide on how to upsize in Regina and our guide on selling and buying at the same time walk through how to plan both moves together.
How Should You Prepare to Buy in Regina's Spring Market?
Choose your Regina REALTOR® and mortgage broker, get pre-approved and set your must-haves. Tour a handful of homes to learn what your budget buys, have your deposit money accessible, understand how offer review dates are working right now and check when your lease is up. Then go in knowing that spring is the most competitive time of year.

When Should You Start Preparing for the Spring Market in Regina?
If you want to be in a home by March or April, start in January or February. That gives you time to arrange financing, tour some homes and learn values before things get busy.
Kelsey's Buyer Tip
January and February are the early spring market. You are more likely to find better deals and less competition then than in April, May and June.
1. Choose Your Regina REALTOR® and Mortgage Broker
Picking a REALTOR® and a mortgage broker go hand in hand. Do some solid research on the REALTOR® you choose. As a first-time buyer, you need someone who gives you more information than you need, not less.
2. Get Pre-Approved Early
A pre-approval tells you your budget and shows sellers you are prepared. It also keeps you from falling for homes outside your range.
Confirm the details, rate holds and conditions with your mortgage broker.
3. Define Must-Haves and Nice-to-Haves
List what you truly need, such as bedrooms, location or a garage, and what would be nice, such as a finished basement. Clear priorities make faster decisions possible.
4. Tour Some Homes to Learn the Market
Your Regina REALTOR® should be more than happy to take you through a handful of homes just so you can learn. You will see what you get in your price range, what improvements those homes tend to come with and what deficiencies they tend to have.
That information helps you budget for your life after you move in, not just for the purchase price.
5. Have Your Deposit Money Accessible
Your deposit is usually due shortly after your offer is accepted. In our experience, deposits in Regina generally range from about $7,500 to $20,000 depending on the purchase price, and you need to have that money accessible.
6. Understand How Offer Review Dates Are Working
Some Regina sellers hold showings for a set period and review all offers at a specific date and time, often called a 917. Others do not. Knowing how the current market is working with 917s, or without them, helps you prepare instead of scramble.
7. Check Your Lease Expiry Date
If you are renting, look at when your lease ends. If you do not want to renew for another year, you may need to be out by a certain month, unless your lease automatically goes month to month. That date can shape when you need to buy.
8. Remember Spring Is the Most Competitive Time of Year
Spring is the busiest season to buy in Regina, and you may not get the first home you offer on. That is normal.
You cannot really decide your condition strategy until you are ready to write an offer, because it depends on the home and the situation. One thing that will not change: Kelsey will never recommend that you waive a financing or home inspection condition.
Kelsey's Real Estate Perspective
Buying This Spring? Preparation Beats Speed.
Spring buyers often feel they need to move fast. Speed helps, but preparation matters more. Buyers who know their budget, their priorities and what homes in their range actually look like can act quickly without second-guessing.
Not every home is worth competing for. Some will sell above what makes sense for you, and that is okay.
The more useful question is often “What would we be comfortable paying for this home?” rather than “What will it take to win?”

Many sellers list after winter and many buyers want to move before summer or a new school year, which makes spring the most competitive time of year.
Yes. It tells you your budget and makes your offer more credible.
A set date and time when a seller reviews all offers after a period of showings. Not every listing has one, and your Regina REALTOR® can explain how they are working in the current market.
Kelsey will never recommend waiving a financing or home inspection condition. There are other ways to make an offer stronger.
Yes, but in a seller's market prices are trending up, not down. The answer depends on what kind of market we are in. Shopping in January and February often gives you a better chance at value.
