Focus on Price, Not Production: Selling Smart in Regina Real Estate

Published October 2026 | By Kelsey Smith, Regina REALTOR®

Price is the first thing every Regina buyer sees, and it decides whether they look any further. Setting a list price that fits today's market, presenting the home with strong professional photos and working with a Regina REALTOR® who can negotiate well can help you attract the right buyers early. While good marketing adds reach, it cannot make up for a price that does not match what buyers are willing to pay. Getting the price right from the start protects your equity, whether you sell in a busy season or a quieter one.

Marketing matters, but you can have the best marketing in the world and it will not matter if buyers do not believe in the price. In 2025, the Saskatchewan REALTORS® Association reported that Regina buyers paid above asking for detached homes in six months of the year, including an average of 1.7% over list price in June. Buyers are paying close attention to whether a home is priced right.

This guide explains how to think about price and marketing so your budget and energy go where they have the most effect when selling your Regina home.

Does Pricing or Marketing Matter More When Selling in Regina?

Pricing usually matters more, because it determines whether buyers view the home at all. Good photos help a well-priced home stand out, but they rarely overcome a price that is above what buyers see as fair.

Regina Pricing Checklist
Use this as your planning list. The sections below explain each step.

✓ Understand how buyers search
✓ Price for today's market, not last year's
✓ Watch current competing listings
✓ Invest in strong professional photos
✓ Watch early showing activity
✓ Have a plan if activity is slow

When Should You Set Your Price?

Set your price just before listing, using the most recent sales, current competition and your Regina REALTOR®'s read on the market. Values can move between your first conversation and your listing date.

Starting the conversation several months ahead helps you understand the range and plan your preparation.

1. Buyers See the Price Before Anything Else

Most buyers filter their search of Regina homes for sale by price. A home priced above its range may never appear in front of the buyers most likely to purchase it.

Kelsey's Seller Tip
Think about which search price brackets your home appears in. A small price change can put it in front of a different group of buyers.

2. Price for Today's Market

In a seller's market, buyers respond to price differently. In our experience, a home priced attractively can draw more competition and stronger offers than one priced above what buyers see as fair, which may sit instead. That outcome is not guaranteed and depends on demand and competing listings.

Regina's benchmark price was $348,900 in August 2026, more than 3% higher than a year earlier. With inventory this tight, comparable sales can be limited, so active listings, showing activity and buyer feedback matter as much as sold numbers.

3. Watch Current Competing Listings

Buyers compare your home to what else is for sale right now. Supply in the Regina Moose-Mountain region was 2.85 months in August 2026, which is tight, but well-priced homes still tend to draw the most attention.

4. Professional Photos Are the First Thing Buyers See

Aside from the price, professional photos are the first thing buyers see. Having really good professional photos is extremely important to the success of your property. Video or drone footage may add value for larger properties or unique features.

5. Overpricing Can Cost Time and Momentum

Homes that sit longer can prompt buyers to ask what is wrong. Price reductions later may still leave the listing with less attention than a realistic start would have.

6. Have a Plan If Activity Is Slow

Agree in advance with your Regina REALTOR® what you will review if showings or feedback are lower than expected, such as price, presentation or marketing. A plan helps you respond calmly instead of reacting late.

Kelsey's Real Estate Perspective

Deciding What Matters Most When You List? Start With the Price.

Marketing has its place, but it is not what wins the sale. Personally, I would rather be a better negotiator, communicator and conveyor of information than the best marketer in the world, because that is what my clients actually need to get a strong result.

Good presentation helps a fair price stand out, and strong negotiation protects it once offers come in.

The more useful question is often “Does our price make sense to a buyer who is also looking at five other homes in the same area as us?” Our guides on preparing your home for sale and the best time to sell in Regina cover the rest of your plan.

Set a Price Buyers Understand.
Kelsey Smith and the Regina Real Estate Group can review your neighbourhood's market with you and help you choose a price and strategy you are happy with.

For many homes, strong photos matter most. Video can be worth it for some homes, especially larger or unique properties.

Your home may lose some early momentum, and buyers may wonder why the price changed.

Your Regina REALTOR® will look at recent sales, current competition, showing activity and your home's condition, and share all of that information with you so the price recommendation makes sense and you understand why it is what it is.

Sometimes, especially in a seller's market, but it is not guaranteed. It depends on demand in your price range and competing listings.
