Is now a good time to buy Regina real estate? For most buyers, the answer is yes. Homes for sale in Regina are still more affordable than in most of Canada, and the average price of a home in Regina is about $390,000 for a detached house, based on September year-to-date numbers. The right timing still depends on the season, the neighbourhood and what your life requires. Understanding how the Regina housing market works today helps you decide when to buy a home in Regina with confidence.
The best time to buy is when it fits your life, but knowing the market helps you buy smarter.
This guide explains why real estate in Regina remains a strong investment, how the season affects what you pay, how Regina neighbourhoods perform differently and who should buy a home now versus wait.
Is Now a Good Time to Buy a Home in Regina?
Yes, for most buyers. Regina homes remain more affordable than in most of Canada, with the average detached home at about $390,000 year to date. Buying between October and March can mean less competition and a lower price than buying in the busy spring market.
Regina Buyer Timing Checklist
Use this as your planning list. The sections below explain each step.
✓ Decide what your life requires right now
✓ Get pre-approved with a mortgage broker
✓ Consider buying in the quieter months
✓ Look at prices by neighbourhood, not just citywide
✓ Watch how many homes sell compared to how many are listed
✓ Decide whether you can wait for more inventory or a bigger down payment
When Should You Start Watching the Market?
Before you need to buy. The spring market for Regina real estate is April, May and June, when the most buyers are competing for homes. Watching the Regina housing market and prices in your target neighbourhoods for a few months beforehand shows you what a fair price looks like, and helps you act quickly when the right home comes up, in any season.
1. Regina Real Estate Is Still One of Canada's Most Affordable Markets
Based on September year-to-date numbers, the average price of a detached home in Regina is about $390,000. Some people believe Regina prices are out of reach, but compared with most Canadian cities, Regina real estate remains very affordable.
2. The Regina Spring Market Changes What You Pay
Buying in April, May and June can be the most challenging and expensive time to buy. That does not mean you should not buy in spring, but you should expect more competition.
Kelsey's Buyer Tip
In our experience, buyers can pay somewhere between 3% and 8% less for a home bought between October and March than for the same home in April, May or June. If your timing is flexible, the quieter months can work in your favour. Our guide on timing an upsize around the school year explains more about buying in the quieter months.
3. Every Regina Neighbourhood Is Its Own Micro Market
Citywide averages only tell part of the story. Each Regina neighbourhood performs differently. Many areas have seen prices rise this year, while a few have seen decreases.
| Neighbourhood | Average Detached Price | Change From Last Year | Homes Listed | Homes Sold |
|---|---|---|---|---|
| Albert Park | $563,000 | Up 16.8% | 66 | 50 |
| Coronation Park | $308,000 | Up 6.5% | 72 | 52 |
| Greens on Gardiner | $577,000 | Down 6.1% | 57 | 45 |
The decrease in Greens on Gardiner likely reflects that area balancing out after a big price increase in 2025.
4. Not Every Regina Home for Sale Sells
There is often a noticeable gap between the number of homes listed and the number that sell. In Albert Park, 66 homes were listed and 50 sold, so 16 did not sell for one reason or another. In Coronation Park, 72 were listed and 52 sold. Pricing, condition and location all play a role, which is why working with a Regina REALTOR® who knows each micro market matters.
5. What We Expect From Regina Home Prices and Interest Rates
Some buyers are waiting for prices to come down. We think prices may soften, but we do not expect them to return to pre-COVID levels. We also expect interest rates to stay generally stable, without massive increases or decreases, since stable rates help keep the economy steady. Your mortgage broker can help you understand what today's rates mean for your budget.
6. Buy a Home in Regina Now or Wait? It Depends on Your Life
If you need to buy because you need to get out of your current situation, now is the time. If you have the flexibility to wait, whether to save a bigger down payment or for more inventory because you want something very specific, waiting can make sense too.
Kelsey's Real Estate Perspective
Wondering If You Should Buy? Start With Your Life, Not the Headlines.
National headlines rarely reflect what is happening in Regina, and citywide averages rarely reflect what is happening on your street. The best time to buy is when your life calls for it and you understand the numbers in the neighbourhoods you love. The more useful question is often "Is this the right time for us?" rather than "Is this the right time for the market?" Our Regina real estate market 2026 guide covers the bigger picture.
