Regina Real Estate Market 2026: What Buyers and Sellers Need to Know

Published October 2026 | By Kelsey Smith, Regina REALTOR®

The Regina real estate market in 2026 has favoured sellers in most price ranges, with prices above last year, a limited number of homes for sale and steady buyer demand. For sellers, that is an advantage, but it does not replace realistic pricing, good preparation and strong marketing. For buyers, it means getting prepared before you find the home you love, so you can compete with confidence without overreaching. Understanding the Regina housing market protects your investment, whether you are buying, selling or doing both.

Regina Real Estate Market 2026: What Buyers and Sellers Need to Know

Market trends are context, not a crystal ball. Nobody can say exactly where prices will be a year from now.

This guide covers what is happening in the Regina real estate market right now and what it means for your plans.

What Is Happening in the Regina Real Estate Market Right Now?

Regina's benchmark price was $348,900 in August 2026, more than 3% higher than a year earlier, after reaching a record $356,400 in June. There are still a limited number of homes for sale, and buyers have fewer options than they would in a balanced market. Nearly 500 new listings in August gave buyers slightly more choice heading into fall.

When Should You Pay Attention to Market Trends?

Start watching the market a few months before you plan to buy or sell, then check again right before you act. Conditions can change from season to season, and they can differ between neighbourhoods and price ranges.

1. Regina Home Prices Are Above Last Year

Regina's benchmark price reached a record $356,400 in June 2026 and was $348,900 in August, still more than 3% higher than August 2025. The benchmark shows the direction of the overall market, but it does not mean every Regina home went up by the same amount. Neighbourhood, condition, size, updates, garage and lot all affect what a buyer will pay for a specific home.

2. Regina Has a Limited Number of Homes for Sale

In August, the Regina Moose-Mountain region had 2.85 months of supply. That means if no new homes were listed, everything on the market would sell in under three months. The Saskatchewan REALTORS® Association considers three to five months a more balanced market, so Regina buyers still have a limited number of homes to choose from. That is why Regina is often described as a seller's market. Nearly 500 new listings came on in August, giving buyers a little more choice heading into fall.

3. Population Growth Supports Demand

The City of Regina has reported a population of about 263,500 and is planning for growth toward roughly 370,000 by 2051. Steady growth supports housing demand over time, although it does not guarantee prices will keep rising.

4. What This Means for Regina Sellers

A seller's market does not mean buyers will pay anything. Buyers compare photos, condition, location and price before deciding which homes are worth seeing, and overpriced homes still sit. Pricing your home correctly from the start matters, because the first few days on the market bring the most attention.

Clean, well-maintained, move-in ready homes are easier for buyers to say yes to. You do not need a big renovation before selling. Fresh paint, small repairs, good lighting and less clutter often matter more. Our guide on focusing on price before production explains why price comes first.

Kelsey's Seller Tip
Look at the active listings around your price point before you list. Those are the homes buyers will compare to yours this weekend.

5. What This Means for Regina Buyers

Detached homes in the $300,000 to $400,000 price range are the most competitive part of the Regina real estate market right now. Well-priced homes in popular neighbourhoods can attract multiple offers. Some sellers set an offer review date, where offers are reviewed at a set time instead of as they arrive. You may hear your REALTOR® mention Form 917, which records the seller's instructions for presenting offers.

Get your mortgage pre-approval in place with a mortgage broker, know your comfortable budget and decide your maximum price before offer night. You may compete against unconditional or cash offers, but that should never mean skipping important conditions. Kelsey will never recommend you waive a financing or home inspection condition.

Kelsey's Buyer Tip
Decide what you are willing to pay before you know what anyone else is offering. The goal is to buy the home at a price you are still comfortable with the next morning.

6. Attached Homes Remain an Entry Point

Townhouses, semi-detached homes and condos often cost less than detached homes and appeal to first-time buyers, downsizers and investors. When comparing, look at total monthly costs, including condo fees.

Kelsey's Real Estate Perspective

The Regina Market Matters. Your Street Matters More.

Citywide Regina real estate trends tell us what is happening in the bigger market, but they do not tell you exactly what your home is worth or what to offer on the one you love. That is where we get specific: what has sold nearby, what condition those homes were in, what is listed right now and how quickly similar homes are selling.

It is Kyle's and my style to give you a clear recommendation. When you are buying, we will recommend what to offer on a home, and ultimately, you decide the number you are comfortable with. When you are selling, we will recommend where to list your home, and at the end of the day, you choose the price you go on the market at. The more useful question is often "What makes sense for us, regardless of the headlines?"

Turn Today's Market Into Your Plan.
Kelsey Smith and the Regina Real Estate Group help buyers and sellers understand current Regina real estate trends and what they mean for their specific move, from pricing your home to writing a confident offer.

A limited number of homes for sale has favoured sellers in 2026. That does not mean every home sells quickly. Price, condition, location and competition still matter.

The benchmark price was more than 3% higher year over year in August 2026, after a record high in June. No one can reliably predict what prices will do next.

Detached homes in the $300,000 to $400,000 price range are seeing the most competition from buyers.

No one can predict the market reliably. Focus on your finances, how long you plan to own the home and whether buying makes sense for your life right now.

Start with recent comparable sales and the current competition in your neighbourhood. Your Regina REALTOR® will recommend a list price, and you choose the number you go on the market at.
